The NE Addition is a combination bedroom loft addition + mudroom conversion to a 3/4 bathroom. Together these renovations create an en-suite unit for a family in love with their neighborhood but outgrowing their home’s footprint.
The addition leverages a small breezeway that links an existing mudroom to the new bedroom and loft. Featuring a steep shed roof with metal roofing and sable stained cedar siding– the contemporary addition is lodged between a patio seating area, a writing shed, and the owner’s garage– a very busy urban backyard.
The interior utilizes the tall ceilings to compress a small reading nook above a bedroom with some modest storage options tucked into the knuckle where the breezeway reconnects the bedroom to the rest of the house.
The new bathroom inserted in the old mudroom is the only bathroom on the main floor providing some longevity and flexibility for a future aging in place unit.
This project is a case study in maximizing impact for minimal cost. By keeping the bathroom inside the existing footprint we were able to minimize the challenges of facilitating a bathroom at the addition. And by adding the bedroom outside the existing footprint, the square footage increases the entire home’s adding value and provides much needed space for this family.
